M/I Homes, a Columbus, OH based home building, is closer to finalizing a 61 acre 400 home development on Highway 160 near Stonecrest Boulevard. The proposed development name is Cameron Creek and is located in a non incorporated area of York County near Tega Cay. The York County Council approved the final rezoning reading which will allow the 4 tax parcels to be rezoned to PD or Planned Development.
M/I homes plans to build a combination of new single family homes and townhouses on the land many call the “goat farm”. The 4 tax parcels were zoned with 4 different zoning designations, so M/I Homes had to change the 4 parcels to one “PD” zoning designation to move forward with their planned new home development.
York County Councilman Michael Johnson said in a August newsletter that he knows there are concerns on how the Cameron Creek development might negatively impact highway 160 traffic. Councilman Johnson said in a more recent newsletter prior to the Oct 7th rezoning vote:
… a traffic study has been ordered and M/I Homes has worked diligently with the SCDOT to lessen the traffic impact on Hwy 160 and the adjoining roads…The majority of this property is already zoned for residential use, so our hope is by working with the developer on the remaining land we can shape the future of this development and its impact on our area.
M/I Homes indicated in a recent Fort Mill Times article they are pleased with the zoning approval which clears another item on their overall due diligence efforts. I take this to mean they are still working on finalizing the purchase of the property. The York County tax records show as of today, the 4 parcels are still owned by two different individuals.
