If you think you may have CPI brand Dura Pex water pipe tubing installed in your home, please listen.</p><p>The information we have been able to gather about the water tube leaks are linked to Consolidated Plumbing Industries (CPI) Dura Pex tubing manufactured between 2001 and 2004. NIBCO purchased CPI in 2006 and performed tests on CPI manufactured Dura Pex tubing because of higher than normal reports of water tube failures in the Charlotte metro area.</p><p>NIBCO claims the tubing tests showed low gel content and poor oxidative stability. In addition, they claim the water especially in York County SC and Union County NC is considered to be “aggressive” and coupled with high pressures are accelerating material degradation and causing the failures. I am not sure what aggressive water means but several of the reported leaks are occurring near the hot water heater which see higher pressures because of the expanding hot water.</p><p>So what should you do if have the terra cotta flex tubing manufactured between 2001 and 2004 installed in your home? I would first inspect the tubing to see if you can see if the CPI manufacture stamp on the tubing especially near your hot water tank.  If you’re not able to determine the manufecturer you can always call your home builder or plumber and speak to them about the type of plumbing pipes installed in your home.</p><p>Price Brothers, Inc. is a local plumbing company that many of the builders used in new construction, especially in the Tega Cay Lake Shore subdivision in the early 2000’s. Price Brothers recommend replacing approx 20 foot of pipe leading to your water heater if your home has the CPI made defective tubing. A discussion about the Performance Platforms and Jump Ramp are on the agenda. After 2 ½ years, we are in the final stage of our permit process with the Army Corp of Engineers, Duke then to FERC for final approval. This process may be completed by mid December. Currently, the performance platform/jump ramp is moored at the Commodore Club on the Rock Hill side of the main channel. These essential pieces of equipment have been towed across the main channel over 200 times.</p><p>This discussion at the City Council meeting will allow the CSST to review our 15 years in a very positive manner and review our liability insurance provided by USA Water Ski. You will have the opportunity to sign up to speak for 3 minutes. If during this discussion a motion is made/seconded and the vote indicates that the City will not allow us the opportunity to move forward with the performance platforms/jump ramp our Friday Night Ski Shows, Learn to Ski Days and our July 4th participation will end.</p><p>These capital improvements will be funded by CSST and built professionally. The Mike Frost Group was awarded a 5 year contract by the city of Tega Cay to reopen the facility in May 2011.</p><p>Carmen, Camden and I decided to give the reopened restaurant a try last Friday night.  We walked into the main restaurant Casual Water’s and found it about 50% full on Friday about 7:30 pm. There was a new buzz of activity with several waiters on staff.  We elected to sit on the patio outside the restaurant between the Bar and Grille and the restaurant since the main restaurant’s room temperature was too cold.<span id="more-5576"></span></p><p>We first looked over the main menu showing steaks, seafood, and pork chops. Since we were not hungry enough for a large meal (I recall prices ranged between $13 to $25), we elected to pick from the Drop’s Bar and Grill menu showing appetizers, sandwiches, and burgers ( price of sandwiches were about $9).   Overall, the service was friendly and the food was good. It was nice to see a renewed energy in both the restaurant and bar and grill. A new outside deck was recently constructed on the right side of the Bar and Grille facility. All tables where full and the rope lights lining the decks perimeter was a nice touch especially at dusk. We would recommend giving the new restaurant or bar and grill a try!</p><p>The Drop is open 11 am to 11 pm  M-Sat and open till 10 pm Sunday. Folks were not so lucky <a href="http://www.heraldonline.com/2011/05/27/3101971/severe-thunderstorm-warning-issued.html">in the Clover area.</a> So what should you do when you hear the sirens?</p><p>York County Office of Emergency Management states on their website to tune into local radio stations for York County which are AM Station WRHI – 1340 and FM Stations WRHM &#8211; 107.9 and WRHI &#8211; 94.3.  During the regularly scheduled tests, the sirens are activated for one 3-minute cycle.  During a real emergency, the sirens will <span id="more-5572"></span>be activated for several 3-minute cycles.</p><p>What should you do when there is a tornado warning? Below is information from the FEMA website:</p><p>If you are under a tornado WARNING,<strong> seek shelter immediately!</strong></p><p><span style="text-decoration: underline;"><strong>If you are in:</strong></span> A structure (e.g. residence, small building, school, nursing home, hospital, factory, shopping center, high-rise building)</p><p><span style="text-decoration: underline;"><strong>Then: </strong></span>Go to a pre-designated shelter area such as a safe room, basement, storm cellar, or the lowest building level. If there is no basement, go to the center of an interior room on the lowest level (closet, interior hallway) away from corners, windows, doors, and outside walls. Put as many walls as possible between you and the outside. Get under a sturdy table and use your arms to protect your head and neck. Do not open windows.</p><p><span style="text-decoration: underline;"><strong>If you are in:</strong></span> a vehicle, trailer, or mobile home</p><p><span style="text-decoration: underline;"><strong>Then:</strong></span> Get out immediately and go to the lowest floor of a sturdy, nearby building or a storm shelter. Mobile homes, even if tied down, offer little protection from tornadoes.</p><p><span style="text-decoration: underline;"><strong>If you are: </strong></span>outside with no shelter</p><p><span style="text-decoration: underline;"><strong>Then:</strong></span> Lie flat in a nearby ditch or depression and cover your head with your hands. Be aware of the potential for flooding. Do not get under an overpass or bridge. You are safer in a low, flat location. Never try to outrun a tornado in urban or congested areas in a car or truck. Instead, leave the vehicle immediately for safe shelter. Watch out for flying debris. The Living Memorial Gardens will include sidewalks and paths that meander through a variety of picturesque gardens, ornamental trees, shrubs, grasses and structures. Boulders, twenty benches and three bench swings will dot the grounds.<span id="more-5551"></span></p><p>Gardens located in various areas will include a Veteran’s Memorial Garden, Children’s Rock Garden, Butterfly Garden, Shade Garden, Herb Garden, Rain Garden and Rose Garden.<a href="http://homesfortmill.com/wp-content/uploads/2011/05/Tega-Cay-Living-Memorial-Gardens.jpg"><img class="alignright size-full wp-image-5556" title="Tega -Cay-Living-Memorial-Gardens" src="http://homesfortmill.com/wp-content/uploads/2011/05/Tega-Cay-Living-Memorial-Gardens.jpg" alt="" width="235" height="312" /></a></p><p>The sidewalks will be lined with approximately 1,500 laser inscribed pavers, which will memorialize people or organizations chosen by their donators. On April 15 2011, the city issued a request for information (RFI) to interested parties for advice or information for the construction and management of marina facilities.  Link to <a href="http://www.tegacaysc.org/index.aspx?nid=986">Hidden Harbor Marina RFI </a></p><p>The proposed marina is in the location of the old removed Hidden Harbor Marina located near the Tega Cay Beach and Swim Club. If you remember, the council voted no after heavy local resident opposition to this proposed Marina in July 2008. (Read <a href="http://homesfortmill.com/tega-cay-news/tega-cay-votes-no-to-2nd-marina-in-lake-shore/">Tega Cay Votes No To Lake Shore Marina</a>).<span id="more-5496"></span></p><p>Besides increased traffic, one of the concerns in 2008 was a use restriction that did not allow “bordering residents” Lakeshore residents to use the marina. The February 2011 FERC lease authorization classifies the marina as a “True Public Marina” as long as specified conditions are met. One can speculate the restriction for non bordering residents use of the marina would not apply in this current approval document.</p><p>The city’s RFI makes it clear to responders their request is not a solicitation for a proposal or to form a binding contract. The submitted information would be used for planning purposes. The RFI is due May 16th 2011. With the new website we are able to stream Council meetings for those who don&#8217;t have channel 19 or are unable to attend meetings (they are not live, but they are there!). The calendar feature is also an exciting new tool; any resident can sign up to receive alerts of City functions. Among the national employers surveyed, the Charlotte Metro is ranked fifth best in the nation.</p><p>The Q 4 hiring news is good news since the same survey results for 2009 Q 4 was -6%. I have not found anyone directly familiar with PDQ. I know the <a href="http://twitter.com/fortmilltimes">Fort Mill Times </a>sent out a Tweet a while back asking anybody for info on PDQ. Here is what I have been able to find about PDQ via my internet research.</p><p>PDQ Fresh Food Fast restaurant is a new concept restaurant developed and owned by the Captiva Restaurant Group together with Robert Basham (co-founder of Outback Steak House). Captiva’s partners Mike Vaughn, Joe Douglas and Chris Carlsen own and operate the small chain of <a href="http://www.131-main.com/">131 Main restaurants</a> in Cornelius and Charlotte. Their always fresh concept <span id="more-4256"></span>(they don’t own a freezer) at 131 Main units is part of the PDQ’s fresh food concept claiming food is never frozen. The group decided to expand the PDQ concept after success with the first PDQ type unit in Cornelius NC called Tenders Fresh Food.</p><p>Info from a real estate <a href="http://www.loopnet.com/Listing/16796872/2435-SC-Highway-160-Tega-Cay-SC/">marketing listing</a> claims PDQ’s menu will be a simple offering of chicken tenders and sandwiches, turkey <span style="text-decoration: line-through;">pork tenderloin</span> sandwiches, fries, milkshakes, and fruit. PDQ estimates opening in September. Mayor George Sheppard in his Fourth of July address made the following statements about the new school;</p><blockquote><p>Maybe you have or haven&#8217;t heard about the property that the FM School district just purchased on the other side of the Tega Cay sign (better known as the McCall property). <span id="more-4262"></span>The 27+/- acre property will have an elementary school for 1,100 students and for the first time in FM SD history it will be a partial 2 story building. We have had conversations about the districts interest in the property being annexed into the city generating utility revenue on property we will already be first responders to in the event of an emergency. This is Annexation that would add revenue without adding excessive burden.</p></blockquote><p>In the July Fort Mill School District Meeting the following update was presented to the board about elementary school 8’s progress:</p><blockquote><p>Elementary School #8</p><p>The anticipated bid date is August/September 2010; the anticipated completion date is March, 2012. The property has been acquired and we are now in full swing of the site adaption design. We have scheduled a design committee review of the new site concept on July 14th and once all comments/concerns are addressed, we will move into the design development phase of the project. Once the DD phase is complete, we will make a presentation to the school board and then finalize the schedule for bidding and construction. We anticipate that the presentation can be made in August. The current design includes space for a 1,000 student capacity and remains approximately $2,000,000 over budget. We are optimistic that the current bidding environment, in conjunction with increased competition, will aid in reducing the delta. We are also identifying alternates and value engineering items to assist in bringing the project back down to budget. Here is the press release from the City of Tega Cay:</p><p>LPGA Tour Coming to Tega Cay</p><p>The City Council of the City of Tega Cay is pleased to announce that it is in negotiation with Special Events Unlimited (SEU) to bring an officially sanctioned Ladies Professional Golf Association (LPGA) event to Tega Cay. <span id="more-2802"></span>Following numerous visits to Tega Cay by LPGA officials, the LPGA has selected the Tega Cay Golf Club as an official tour event site for the 2010, 2011, 2012, 2013 and 2014 seasons. While specific dates and title sponsors are yet to be announced, initial plans call for a full field of professional golfers to compete for a total purse of over 1.1 million dollars in the Fall of 2010.</p><p>&#8220;This is a great opportunity for the City of Tega Cay, York County and the State of South Carolina&#8221; says Tega Cay City Manager Grant Duffield. &#8220;The initial projections show a several million dollar impact to our local economy&#8221;.  Duffield says that the biggest beneficiaries of this event will be volunteer organizations in the area. &#8220;Our local charities will receive a portion of $200,000 for their charity&#8221;.</p><p>SEU President Tommy Stines states that the LPGA is extremely excited about the Tega Cay venue, describing the course and conference facilities as ideal for the event. Stines says that &#8220;The Golf Channel will be televising the 4 day event. In addition there will be a Celebrity/am Tournament hosted by Tarheel basketball great James Worthy, as well as a traditional pre-tournament pro/am&#8221;. Below are the details of the 4th of July in Tega Cay events and activities:</p><p><span style="text-decoration: underline;">Tega Cay 4th of July Celebration: Event Schedule</span></p><p><span style="text-decoration: underline;"><strong>Land Parade</strong></span> 9 a.m. &#8211; 10:30 p.m. on Tega Cay Drive</p><p style="padding-left: 30px;">The land parade theme is &#8220;Tega Cay Anniversary&#8221; and is historically one of the longest (and</p><p style="padding-left: 30px;">the most) in the south!</p><p>After the parade you can go to the <strong><span style="text-decoration: underline;">Windjammer Party</span></strong> 10 a.m. &#8211; 3 p.m. at Windjammer Park</p><p style="padding-left: 30px;">Events at Windjammer include:</p><p style="padding-left: 30px;"><strong>Canoe Joust </strong>11 a.m.- Noon</p><p style="padding-left: 60px;">One partner steers, the other wields the joust to know your opponent into the water.</p><p style="padding-left: 30px;"><strong>Boat Parade</strong> Arrives Windjammer at 12:30 p.m.</p><p style="padding-left: 30px;"><strong>Ski Show</strong>1 p.m. &#8211; 2 p.m.</p><p style="padding-left: 60px;">The award winning Carolina Ski Show Team displays their comedy, stunts, and athleticism in this annual favorite show which wraps up the Windjammer Party.</p><p><span style="text-decoration: underline;"><strong>Lion&#8217;s Fish Fry</strong></span> 4:30 p.m. &#8211; 7 p.m. Tega Cay Community Center</p><p><span style="text-decoration: underline;"><strong>City Birthday Party</strong></span> 7:30 p.m. &#8211; 9 p.m. Tega Cay Community Center</p><p style="padding-left: 30px;">There is a Tega Cay birthday cake.
