Tega Cay Homes Sales Report Comparing 2009 to 2008

Since we are coming to the close of the 2009 year, I prepared an analysis of home sales in Tega Cay SC comparing total home sales in 2009 to home sales in 2008. Although there are a couple weeks left in 2009, there will not be many closings occurring before the new year to significantly impact the 2009 sales numbers.

I have split Tega Cay homes sales into two categories. The first split is homes sales under $400,000. The second split is home sales over $400,000. I split the analysis in these two groups because the majority of the activity in Tega Cay and in the Fort Mill area is occurring with home sale transactions below $400,000.

Tega Cay Homes Sold Under $400,000

77 homes sold in Tega Cay 2009 under $400,000 compared to 97 homes in 2008. (more…)

Charlotte Metro – Fort Mill Ranked in Top 100 Cheapest Places To Live

Night picture of Downtown Charlotte People are still relocating but where are they relocating too? The Charlotte metro which includes the Fort Mill area is ranked 17th in the Top 100 cheapest places to live according to Forbes Magazine Lucy Maher.

Maher says;

Americans are swapping their expensive lives on the urban coasts and reaching for greener pastures elsewhere. North Carolina and Colorado are a magnet for newcomers.

The Charlotte metro area, although slower than the past years, is still gaining in population.

Downtown Fort Mill SC Its time for the Fort Mill real estate homes sales update for May 2009. The report is specifically f0r May 2009 single family homes sales in the Fort Mill SC and Fort Mill township area.

The report compares May 2009 single family home sales to May 2008. The homes sales data is from the Charlotte MLS (multiple listing service) and the area is Fort Mill, SC which includes communities like Baxter Village, Springfield, Knigthsbridge, Hamilton Place, Indian Land and other Fort Mill communities except for Tega Cay SC. The data is for April 2009 single family home sales with a comparison to April 2008. The data is from the Charlotte MLS and the area is Fort Mill, SC which includes communities like Baxter Village, Springfield, Knigthsbridge, and other Fort Mill communities except for Tega Cay SC.

Fort Mill Home Market May Benefit From FASB Rule Change

Fort Mill Home Market Increase The Stock Market was up Thursday but why? Many speculated the G20 conference proposal for heavier global bank regulation helped the market. What maybe the postive market trigger last Thursday was the FASB accounting rule change on how financial institutions value their assets. What does this have to do with the Fort Mill home market? Hold on let me explain.

 

Thursday FASB (Financial Accounting Standards Board) changed the market to market accounting rule that allows banks and other financial institutions more leeway on setting the value of their assets rather than valuing the assets at current market prices.  The market seemed to like this news. Charlotte And Fort Mill Home Prices Fall Again In January 2009

Home Prices in the Charlotte Metro which includes Fort Mill and York County SC fell 8.2% in January 2009 compared to a year ago according to Standard & Poor’s/Case-Shiller January 2009 Home Price Index report released Tuesday. Their report commentary was negative saying the market…
