I have a couple of Tega Cay news announcements I wanted to pass on to you this week. One is about write-in City Council candidate Chris Larsen and a new Tega Cay waterfront homes website.

News Annoucement One:

Tega Cay’s special election is Feb 9th to fill the empty city council seat. You may have seen new “vote for…” signs in Tega Cay recently. Currently, the two Tega Cay city council candidates that are officially on the ballot are Doug Collins and John Dervay. But there is a third candidiate asking you to vote for him via a write- in.

Will Recent Rains Lift Tega Cay and Fort Mill SC Water Restrictions?

We have had a good amount of rain recently in the York County, Fort Mill, Tega Cay area. Duke Energy is reporting Lake Wylie to be a half a foot higher than the targeted lake level. The US Drought Monitor run by the University of Nebraska has just changed our rating from severe to moderate. So do we need to continue the restriction of watering our lawns one day a week? The Lake Wylie Pilot reported Rock Hill officials will relook at the water restrictions for lawn and plant watering at the end of the month. Fort Mill officials say they will hold the course with the current stage 3 restrictions.

Daimler Trucks Buys 396 Acres in York County South Carolina

The Portland Business Journal and Rock Hill Herald have both published stories recently about Daimler Trucks North America, formerly known as Freightliner LLC, purchasing 396 acres of undeveloped land in York County South Carolina.

Daimler Trucks closed on the 396 acre land purchase on August 7, 2008. The land is located along Lake Wylie near the Alison Creek Road. The location is on the southwest side of Lake Wylie on what is called the Big Allison Creek.

Daimler Trucks claims they will begin construction on a 200,000 square foot office building sometime next year and relocate the marketing and sales employees that just moved into the Intellicenter building on Deerfield Dr in Fort M Mill last July. Daimler Trucks has not disclosed any other plans for the 396 acres.

Rumor has it that Daimler Trucks will eventually relocate their headquarters from Portland to the 396 acres in York County South Carolina. There is certainly enough space. In additional it seems odd that Daimler Trucks will relocate the sales and marketing employees since Daimler signed an 11 year lease for the Intellecenter.

Tega Cay Votes No To 2nd Marina In Lake Shore

Tega Cay residents filled the Tega Cay council meeting room on July 24th to participate in a special session. The topic was the proposed Hidden Harbor Marina to be located in the Lake Shore subdivision of Tega Cy.  The council voted no to the marina plan.  This would have been the second Tega Cay Marina.

 

So why did the council vote no? Most Lake Wylie marinas are full with waiting lists. You would think this was a good deal for Tega Cay.  As it turns out the proposed 32 slip marina must meet Duke Energy’s shoreline management rules. The marina must be a true public marina but there is a hitch. The rule further states that a bordering development can not use the marina. That means Lake Shore residents could not use the marina. Lake Shore is home for approx 40% of Tega Cay residents.

 

The shoreline management rule was put in place in 2006. It’s too bad Newland, the company who developed Lake Shore, or Tega Cay that took over Lake Shore after Newland left in 2005 did not apply for a marina at that time.

 

Most Lake Shore residents I spoke with about this issue were opposed to the rule and did not want the marina with the restrictions. Lake Shore residents would gain non-resident traffic without the marina benefit. I am not surprised that there was a large turn out for the special council meeting. Some Lake Shore residents questioned if the council would have voted no without the large Lake Shore resident turnout.   (more…)

Fort Mill Home Values Still Strong

There is good news mixed with bad. The 12 month through March 2008 S&P/Case-Shiller Home Price Index report released yesterday showed national home values are still in a decline. The national average decline is 14%.

The good news is Charlotte is one of the 20 urban metro market areas showing increases. The Charlotte metro market includes Fort Mill, Tega Cay, Lake Wylie and other outline areas or suburbs.

Our home values in the area have shown modest growth in the last few years which maybe the reason for positive home value growth instead of decreases in todays economy. Charlotte area home prices rose less than one percent but at least it is on the plus side.

More good new, home sales have increased slightly in the the northeast. So why is this good news for us southerners? (more…)

Crescent Keeps Planning New Home Communities Around Fort Mill and Lake Wylie

Crescent Resources, known as Crescent Communities appears to be on a roll as it relates to developing master planned home communities in and around Fort Mill, SC. and Lake Wylie.

The 640 acre Springfield Community in the north part of Fort Mill began development winter of 2006. Crescent Resources announced last March the opening of a new development across from the 1300 acre Sanctuary community called Chapel Cove. Chapel Cove is planed for 250 home sites on 291 acres. It is located off of Shopton Road West in Mecklenburg county NC on the shores of Lake Wylie.

Currently, Crescent Resources in conjunction with a partnership called the Allison Creek Partners is in the planning mode for a massive 2300 acre development on the north and south sides of Big Allison Creek on Lake Wylie. This project is in the rezoning phase with York County. And Crescent plans to develop an additional 460-acre tract at the southern arm of Crowder’s Creek. (more…)
