Fort Mill Real Estate Mortgage Market Update July 11 2008

Mortgage rates are driven by the mortgage-backed securities market or what I refer to as mortgage bonds. This is a free market just like stocks or US treasury bonds, so individual banks aren’t waking up every morning and deciding, “I think we will offer 6% today!” We all get the money from the same places so what the mortgage bond market does effects us all.

This week Fannie Mae and Freddie Mac saw an unprecedented run on their stock. These two companies guarantee the vast majority of mortgage bonds out there, so foreclosures and declining home values hit them extremely hard. Normally this would be time for extreme panic in the market, BUT most experts say that the government will not let Fannie or Freddie fail.

Some comments were made this week by government officials implying that Uncle Sam would help Fannie and Freddie if needed. This is a tremendous help to the mortgage market’s stability because it gives investors more assurance about buying the bonds.

My 30 Day Prediction: RATES WILL DECREASE

NEWS FLASH: Fannie Mae and Freddie Mac just cancelled all 97% financing!! That leaves FHA and well… FHA!

BIG NEWS!! As of July 1st, Fannie Mae and Freddie Mac (conventional) stated income loans are changing to minimum 30% Down and a minimum credit score of 730! OUCH! NO DOC loans are no longer available in N.C.

Reasons Why I Love Living in Tega Cay Especially On The 4th of July

I am often reminded of why we moved to and love to live in Tega Cay South Carolina. The 4th of July is a good example of why we live here. The 4th was a busy day in Tega Cay SC this year. In fact the 4th of July is always full of fun activities in Tega Cay. I am not sure why you would travel somewhere else during the 4th if you live in Tega Cay especially with the high gas prices. Here is a short list of the planned events that went on for the 4th of July in Tega Cay.

The Land Parade began at 9AM. The Land Parade theme was “Tega Cay’s 26th Anniversary”

There were floats with music, big trucks, several groups of the Shiners,

and Star Wars characters and the Fort Mill High Band was marching and playing!

The Windjammer Park Party started at 10:00 a.m. Loads of fun! Canoe Joust, Ski Show and Boat Parade! The Boat Parade started at 11:30am.

The Ski Show was performed by the award-winning Carolina Show Ski Team. The show included comedy, skills and amazing water ski stunts.

The Lions Fish Fry was at the Glennon Center around 4:30pm.

The day ended with the City’s Birthday Party, Fireworks and Dance. The birthday party began around 8:00 p.m. which was followed by fireworks at 9:30 p.m. outside on the Tega Cay Golf Course. There was a dedication of the new Glennon Center building, the speaker was Congressman Spratt and Mayor Runde gave the State of the City. And the dance went on at the Glennon Center until Midnight!

The day was non stop fun. So, if you are considering relocating to the Charlotte Metro area , take a look at the Tega Cay area. It’s just minutes south of Charlotte. The schools are great. The city is on a peninsula of Lake Wylie. Read the rest of this entry →

Catawba River Park Planned in Tega Cay

The Tega Cay City Council says yes to the first reading to annex Duke Energy property near the Lake Wylie Dam. The annexation will add two large parcels of land to the city to help complete a 80 acre Catawba River Park plan. The park will be located south of New Grayrock Road.

Drake Capital donated approx 10 acres for the park.  The rest of the land for the park will be leased from Duke Energy.

The city is planning a

  • Gymnasium
  • Four baseball fields
  • Walking trails
  • Multipurpose fields
  • Disc golf course
  • Fishing piers
  • Canoe and kayak launch
  • Parking lot
  • Dog park which is already in place.

The city hopes to raise money from state and federal grants, private donations, and use hospitality tax revenue.

Will Fort Mill Double in Size?

You may have notice many public rezoning signs around Fort Mill lately. Fort Mill SC could double in size if 5,000 acres are annexed by the city of Fort Mill by the end of this summer.

The 5,000 acres is the combined land of many Clear Springs Development areas including Kingsley and Springfield to name just a few and Leroy Springs acres. The City and developers have been working on Fort Mill’s annexation of the land for approx 2 years.

The First reading of the planned annexation is schedule for July 14th City Council meeting. The second reading is scheduled for the July 28th Fort Mill council meeting.

There has been several meetings between the developers and the city putting the annexation plans together. The city hopes to gain the tax revenue base of proposed mixed use commercial development areas. If the annexation plan is approved the city would have to provide the usual city services to these new development areas.

Close Springs Development is the development company that built the well known Baxter Village outside of Fort Mill. Baxter Village is not in the this proposed annexation plan. Close Springs Development is the development company the Close Family, the founders of Springs Industries, formed to manage their 7,000 acres of land around Fort Mill.
