The guidelines applied to loan qualification these days are more strict compared to years ago. Everyone wants to get the best deal in a loan because it can save you a lot of money. Sad to say only a small percentage of borrowers get qualified for the lowest rates.

I love your look on the fact that mortgages were to easy to get, and now they are just right. This whole mess was because of the easy credit available, and if you can’t afford it then maybe it’s a good thing you can’t get approved. However, if you have descent credit with some money down, then you can get a loan fairly easily.

In my opinion, reason for the same is lenders experience at recession time. Housing crisis came out as the biggest suffering sector in recession. Lenders have to be cautious as country witnessed countless foreclosures.
Lenders are still providing loans to all but they are cautious now. I think this is right to play safe now.
