Swedish owned outdoor power equipment manufacturer Husqvarna plans to consolidate its Consumer Outdoor Products subsidiary in Augusta with its Professional Products office in Charlotte to create the North American headquarters.

Husqvarna said they will begin hiring next month and expect to complete filling the jobs in the first quarter of 2011. The jobs will cover a variety of occupations, ranging from administration to engineering to sales. No manufacturing jobs are part of the move.

I have split Tega Cay homes sales into two categories. The first split is homes sales under $400,000. The second split is home sales over $400,000. I split the analysis in these two groups because the majority of the activity in Tega Cay and in the Fort Mill area is occurring with home sale transactions below $400,000.

Tega Cay Homes Sold Under $400,000

77 homes sold in Tega Cay 2009 under $400,000 compared to 97 homes in 2008. This represents approximately 21 percent fewer homes sold in 2009. The days on the market increased 8 percent to 111 days. Homes are selling 96 percent lower than asking or listing price. The average homes sales price is $232,000 which is down approx 9 percent from last year. There are currently 59 homes on the market listed under $400,000 in Tega Cay. See more info on the chart below.

Tega Cay Homes Sold Over $400,000

12 homes sold in Tega Cay 2009 over $400,000 compared to 20 homes last year which is a 40% decrease. Homes took an average of 152 days to sell which is a 34% increase from 113 days on the market last year. The average homes sold sales price is $514,000 compared to $525,000 in 2008. Homes sold at 95% lower than asking or listing price which is down only 1% from last year. There are currently 35 homes for sale listed in Tega Cay over $400,000. 9 Waterfront homes sold in 2008 compared to 11 in 2009. Out of the 11 sold this year, 4 were under $400,000. There are currently 17 waterfront homes listed for sale in Tega Cay and one of the 17 is under $400,000.

To sum up the total homes sold in Tega Cay, a total of 89 homes sold this year compared to 117 in 2008. These results are not a surprising based on the market conditions the last 18 months. The good news is homes are selling. There are currently 94 homes listed for sale Tega cay according to the Carolina MLS.

The new bill:

* Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.

* Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

More information on the the extended home buyers tax credit:

First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010 and current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight qualify for the credit.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

The maximum allowable credit for first-time home buyers is $8,000. The maximum allowable credit for current homeowners is $6,500.

Each home buyer’s tax credit is determined by tw0 additional factors:

1. The price of the home.

2. The buyer’s income.

Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.

Buyer Income

Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009, single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

Some buyers may still be eligible for the credit if their income is over the limits. The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

Under the Extended Home Buyer Tax Credit, as long as a written contract to purchase a home is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close. The extended 2009 home buyers tax credit info is from National Association of REALTORS®.

I am constantly confronted with wildly different views on what getting mortgage is really like today.  To hear some people talk one would think getting a mortgage is nearly impossible, and yet others make it seem easier than ever.  I find that typically the truth lies somewhere in the middle.

As a mortgage lender I can tell you without hesitation that it is harder to get a mortgage than it was 2-3 years ago.  Right now it is near impossible to find a mortgage unless you have a 620 credit score and 3 years ago you could get 100% with a 580 credit score pretty much anywhere!  The problem is that your perspective can make something look much worse than it is, and as a lender my perspective tells me that things aren’t that bad…

#1.  Mortgages are harder to get, NOT because lending requirements are too strict now but because they were too easy a few years ago!

A few years ago you could borrow too much too fast.  Many lenders didn’t check income thoroughly enough and allowed higher debt for people with the worst credit!  Today loans are readily available for anyone that has descent credit and can actaully afford the monthly payment.  Income and debts are thoroughly verified to ensure people don’t make a huge mistake that would hurt them, the local enconomy and the lender.

#2.  You do NOT need a huge down payment to buy a house!

I keep hearing people talk about this imaginary 20% down requirement that appearantly every other lender in the world is stuck with!  I am offering loan with zero to 3.5% down everyday.  There are a ton of government programs available to help people with low to moderate incomes with down payment money and closing costs.  People with higher incomes should be able to provide a 3.5 to 5% down payment.

#3.  Loans can still be closed quickly!

Fort Mill and Tega Cay have the largest increase in millage rates. If your property is assessed at a 4% rate (primary residence) your millage rate has increased 10.6% in Fort Mill and 9.5% in Tega Cay. If your property is assessed at 6%, your millage rate increase is approx 7% in both cities.

Rock Hill’s 4% millage rate actually decreased 2% if you live in a non “Special Landscape District”. What part of Rock Hill is a Special Landscape District? Generally in the Dave Lyle and I-77 area according to the City of Rock Hill Economic Development Dept. Here is a map showing the “Special Landscape Area” from Rock Hill. What is a millage rate? What is the difference between a 4% assessment and 6% in York County SC? And how, overall, is your property tax calculated in York County SC?

Basically your taxes are calculated by multiplying three items, which are:

1. An appraised value of your home.
2. An assessment ratio.
3. A city/county millage rate.

The sum of these three items equals what you owe in home property taxes.

Here are examples on how to calculate property taxes and last year’s tax value comparisons for Fort Mill, Tega Cay , and Rock Hill:

4% Primary Residence Assessments:

• Example: $100,000 property value in the City of Fort Mill  ($100,000 x 4% x 0.223 = $ 892.00 versus $806.40 in 2008).
• Example: $100,000 property value in the City of Tega Cay ($100,000 x 4% x 0.223 = $892.00 versus $814.40 in 2008).
• Example: $100,000 property value in the City of Rock Hill (non special landscape district) ($100,000 x 4% x 0.213 = $852.00 versus $870.00 in 2008)($100,000 x 4% x 0.216.7 = $866.00 Special Landscape District).

6% Assessment Examples:

• Example: $100,000 property vaule in the City of Fort Mill ($100,000 x 6% x 0.3914 = $2,348.40 versus $2,190.00 in 2008).
• Example: $100,000 property in the City of Tega Cay ($100,000 x 6% x 0.3194 = $2,348.40 versus $2,202.00 in 2008)
• Example: $100,000 property in the City of Rock Hill ($100,000 x 6% x 0.380 = $2,285.40 versus $2,276.00 in 2008 (non special landscape district).

Will your property tax bill be higher this year? It will depend on 3 factors;

1. Your property’s appraised value.
2. If the millage rate increased in your area.
3. And if your property’s assessment ratio status changed (6% or 4%).

Many FTHB’s (First Time Homebuyers) have heard you need 20% down or perfect credit to get a mortgage right now.  Lenders have been in the news a lot, and the natural reaction is that when lenders struggle or fail, loans are harder to get.  I am not denying that there are less loan programs now than 24 months ago or even 24 days ago, but there are still great programs available for the FTHB!
Let’s take a look at the programs available today…

#1  USDA Rural Housing Loans

Everyone has heard of USDA Choice beef, but most people are unaware that USDA also has a housing division.  Rural housing loans were created to encourage home ownership in rural areas, and this loan quickly becoming a popular choice for first timers.  USDA loans offer 100% financing and no monthly PMI!  Combine that with low fixed rates and you have yourself a great mortgage program!!

The only drawbacks are income limits (which are generous) and area restrictions.

#2.  FHA Mortgages

It’s hard to find someone who hasn’t heard of FHA.  It’s an oldie and goodie!  FHA has great loan limits and no income limits, so almost all first time buyers can use FHA.  Only 3.5% is required for down-payment and credit requirements are fairly easy to meet.  FHA is certainly the most widely used programs for the first time buyer.

#3.  VA (Veteran Affair) Loans

If you have served our country with the Armed Forces, you might qualify for a VA mortgage!  VA offers 100% financing and no monthly mortgage insurance, similar to USDA.  Loans are available up to $417,000.  If you aren’t sure if you are eligible, I can help you find out fast.

Homebuyers have returned to the market, and sales are increasing but too many are still sitting on the sidelines.  There are First Time Homebuyers that would love to take advantage of the $8,000 Tax Credit but don’t think they can!  Fear of the unknown keeps people from pursuing their dreams everyday.  This is a real shame.

I have heard strange rumors like, “You need 20% down to buy right now, right?” or “You can’t get a mortgage without perfect credit!”  These rumors are FALSE, and the truth has been buried beneath an avalanche of bad news.  Let’s take a look at some facts about the current mortgage market in North and South Carolina…

• Credit score minimum for most home loans = 620 NOT 740 or even 700!  620 can qualify you for an FHA, USDA, VA or even some conventional mortgages!!
• Average 30 Year Rate = 5.08% last week (taken from Freddiemac.com)
• Down Payment Requirements are low!  3.5% for FHA, 0% for USDA, 0% for VA loans and only 5% for Conventional!
• Banks ARE LENDING! I can’t speak for other banks, but here at WR Starkey Mortgage we are closing loans in less than 3 weeks on average.

LPGA Tour Coming to Tega Cay

The City Council of the City of Tega Cay is pleased to announce that it is in negotiation with Special Events Unlimited (SEU) to bring an officially sanctioned Ladies Professional Golf Association (LPGA) event to Tega Cay. Following numerous visits to Tega Cay by LPGA officials, the LPGA has selected the Tega Cay Golf Club as an official tour event site for the 2010, 2011, 2012, 2013 and 2014 seasons. While specific dates and title sponsors are yet to be announced, initial plans call for a full field of professional golfers to compete for a total purse of over 1.1 million dollars in the Fall of 2010.

“This is a great opportunity for the City of Tega Cay, York County and the State of South Carolina” says Tega Cay City Manager Grant Duffield. “The initial projections show a several million dollar impact to our local economy”. Duffield says that the biggest beneficiaries of this event will be volunteer organizations in the area. “Our local charities will receive a portion of $200,000 for their charity”.

SEU President Tommy Stines states that the LPGA is extremely excited about the Tega Cay venue, describing the course and conference facilities as ideal for the event. Stines says that “The Golf Channel will be televising the 4 day event. In addition there will be a Celebrity/am Tournament hosted by Tarheel basketball great James Worthy, as well as a traditional pre-tournament pro/am”. With a field of 144 well recognized

professional golfers, Stines says he envisions the tournament will quickly become a mainstay on the LPGA schedule. “We anticipate this Tournament getting bigger and better every year”.Random Posts:
