The Lake Shore Quarterly Nov 2007

November 01, 2007 By: Carmen Category: Newsletter

In October 2007 I contacted and asked each Tega Cay, SC. City Council candidate to write and submit to me information about themselves to print in my first Lake Shore Newsletter. Below are the 4 candidates that responded and their printed information.

RON KAZEL

Dear Lakeshore Residents:
My wife and I left a city plagued by problems created by rapid growth and no master plan: crisis planning, inflated home values that crashed when city taxes escalated to pay
for short-term fixes. We learned that decisions regarding growth need to be based on solid research, and to clearly support community goals. Past Tega Cay annexation decisions need to be analyzed in terms of city income vs. costs. Future growth must be smart growth – making economic sense, enhancing our quality of life. I know that we can work together as a community. I’ve met with individuals and families who support the research-based decision making required to meet the demands of our future. We need a City Council that can ask hard questions, and provide an open, real exchange of opinions that includes public insight. I’m convinced the leadership and energy needed to govern Tega Cay will come from a blend of new perspective with historical knowledge. I’m ready, willing, and able to be a part of that Council. I count on your support to pursue our vision of a phenomenal tomorrow. If you have any questions please feel free to contact me – 548-7914 or EduExp@comporium.net. Thank you!

George Sheppard

I have a background in nonprofit, church and corporate work with 21 years in the same industry. After moving with my wife and 12 year old daughter to Tega Cay in February 2006, I felt immediately at home and passionate about our new city. After working on projects with the city and within my own neighborhood I was encouraged by many to run for a seat on City Council. I would like to see better communication between the city and residents, and public service groups working to keep up with growth. Recent economic growth in Tega Cay has developed by way of annexation, and I see that as accelerating business development and thus improving our tax structure, reducing the risk of increased taxes to our residents. Growth, regardless of origin, is often traumatic but must be faced honestly, wisely and with great care as to not overburden our public safety. Also, in an effort to bridge the perceived gap between Tega Cay residents residing in the Lake Shore subdivision and those residing in Historic Tega Cay, I would like to see a better understanding of the abundant volunteer opportunities Tega Cay has to offer its residents. Helping to get Tega Cay involved as one whole city. If elected Nov. 6th I will work toward maintaining the homey atmosphere of Tega Cay while keeping an open mind to new ideas and representing all of the people of Tega Cay. I currently serve on the Parish Council, teach Religious Ed. and am a Eucharistic minister for St Philip Neri Church. I am a member of the Lions Club, and enjoy volunteering for Habitat for Humanity. In NY I sat on a regional Board of directors and chaired a local chapter of a not for profit organization dedicated to protecting children. Don’t Forget

Moving day is typically a high-stress occasion. No matter how organized and prepared you are, there is always a chance for a few things to fall through the cracks. Here are seven things to remember on the day of the big move.

1. Keep all valuables in your possession. This includes important paperwork, collections, family photos, jewelry, heirlooms, checkbooks, wallet/purse and the like. You do not want to hand these over to movers if possible.

2. Charge your mobile phone and keep it with you. In addition, take along your address book. And before the movers depart, be sure to exchange contact information.

3. Remember to ask for a copy of the inventory from the movers. You should also note the condition of your property before they leave.

4. Take out cash for incidentals. You may need to fill the gas tank or need money for lunch on the road. If the move is taking place within one day, you will want to tip the movers if the job is completed to your satisfaction. A good rule of thumb is $20 per mover.

5. Final payment for the moving company is traditionally due upon completion of the move.

6. Don’t forget medications. Like your valuables, it is better to keep medications for you and your family members or pets with you.

7. Check the house before you leave. Turn off the lights and turn down the thermostat and hot water heater. Give each room a final once over. Lock all the windows and doors.

DON’T MAKE THESE COMMON MISTAKES….

There is an art and a science to selling a home. So if you’ve never done it before, there is a pretty good chance you’ll make a few mistakes. Here are three common missteps.

1. Pricing the Home. Of course you want capitalize on your investment and turn a profit, but setting the price too high can be a crucial error. Potential buyers may be put off and not even come to look. It could also cause the listing to linger on the market and as the weeks drag on the property can seem less and less appealing.

2. Being Inflexible. Some sellers say they positively won’t sell for less than “X.” But in the long run, is a few thousand dollars worth losing a buyer over? The accommodating seller has a better chance of seeing a deal through to closing. This can also mean being flexible on things like timing, closing dates and other negotiating points.

3. Sidestepping the Prep Work. No home is ready for show right off the bat. Some time and money should be put into getting the property ready for sale. Repairs need to be made. Carpets need to be cleaned. Rooms need painting. Rushing the home to market can cost you in the end. One of the best ways to avoid these pitfalls is to hire the right seller’s agent. A real estate professional has the expertise you need to dodge these selling blunders. Advice on market trends, negotiating tactics and staging the home, are just a few of the insights a Realtor® has to offer.

STAGING IS A MUST…..

If you have been following the home selling lingo you are familiar with Home Staging for resale. .What will staging do for the sale of your home? Is it really a benefit? . (more…)
