Fort Mill Real Estate-Mortgage Market Update May 9 2008

Rates improved a little this week. I am still concerned about inflation and many analysts think that oil prices might reach $200. Let’s hope not. The continued rise of the oil prices will negatively effect mortgage bonds. Current 30 Year Fixed rates are hovering around 5.75% but can easily range between 5.625% and 6.25% depending on credit score and loan program. ARM pricing is still weak but has improved. The 7/1 ARM rates are about .50% better than the 30 Year fixed rates. It should get to about a 1% lower than the 30 Year Fixed before the value is the worth the risk.

GONE. The only way to buy right now without any down payment is with some time of down payment assistance. FHA loans are back in the spotlight!

Agency Stated programs are back!!! We can offer conforming pricing on

Fort Mill Schools District Name 2 New Elementary Schools

I wrote a post recently about a rumor all Fort Mill Schools are in an enrollment freeze. Here is a link to the posts  Fort Mill Schools Freeze Enrollment? 

As I stated that was simply not true. In the post I mentioned therewill be 2 new elementray schools. Well the Fort Mill School District Board has approved names for the district’s newest elementary schools. The elementary located adjacent to Nation Ford High will be known as Sugar Creek Elementary.

Location - off Farm House Rd.
Adjacent to Nation Ford High

A second elementary now under
construction on Pleasant Road will be known as Pleasant Knoll

TEGA CAY REAL ESTATE MARKET ANALYSIS JAN-APR 2008

I have had many request to see the change in home sales data for Tega Cay from this year to last.  So here is the latest info.

Single Family homes had a 37.5 % drop in the number of home sold to last year. It is now taking on the average 153 days to sell a home which is approximately a 34% increase in days. The good news is the selling price to listing price ratio only changed 4% and is still in the 90’s.

These programs are rare but still exist. You must be self-employed, and the credit must be pretty good. Rates for these programs range from 6.375% to 7.25% for fixed rate loans. NO DOC loans are no longer available in N.C.

We decided to take Obeo’s great photos one step further. Tega Cay City Council Changes Water Restriction Decision

Recent rains has Lake Wylie looking full these days. See an earlier post called Lake Wylie at Full pond. So many local residents have been wondering when the stage 3 water restrictions set last fall would be lifted.

Rock Hill and Fort Mill have recently reduced restrictions so it was time for the Tega Cay City Council to decide if they would follow suit. Tega Cay Councilman Les Conner said although the lake is up, ground water levels are still low and challenged whether they should reduce restrictions. Crescent Keeps Planning New Home Communities Around Fort Mill and Lake Wylie

Crescent Resources, known as Crescent Communities appears to be on a roll as it relates to developing master planned home communities in and around Fort Mill, SC. and Lake Wylie.

The 640 acre Springfield Community in the north part of Fort Mill began development winter of 2006. Crescent Resources announced last March the opening of a new development across from the 1300 acre Sanctuary community called Chapel Cove. Chapel Cove is planed for 250 home sites on 291 acres. It is located off of Shopton Road West in Mecklenburg county NC on the shores of Lake Wylie.

Currently, Crescent Resources in conjunction with a partnership called the Allison Creek Partners is in the planning mode for a massive 2300 acre development on the north and south sides of Big Allison Creek on Lake Wylie. Fort Mill Schools Freeze Enrollment?

The Fort Mill School District is rated 9 out of a high score of 10 by greatschools.net. See the ranking of each school on my Fort Mill Info page . One of the reasons those of us who have school age kids picked the Fort Mill or Tega Cay area to live is because of the great public school system.

Rumor has hit with a handful of neighboring Realtors® all Fort Mill Schools are now on a new enrollment freeze. This is absolutely not true!

Yes two elementary schools which are Gold Hill and Orchard Park are currently in a new enrollment freeze. New students will be enrolled in Riverview Elementary. The distirct will fill any available seats that may open over the summer.

New to the freeze list is Springfield Elementary. Any new students after June 2008 will be enrolled to Fort Mill Elemenrary. Read the rest of this entry →
